Our comprehensive structural calculation pack for dormer loft conversions ensures you are building to Building Regulation standards and that the steel beams and timber structural elements have been properly and safely designed to withstand the applied dead and live loads. When converting a loft area into a habitable room the floor structure must be upgraded to carry a live load of 1.5kN/m2.
This is generally achieved by the inclusion of structural steel beams, which are built into adjacent walls and sat on concrete pad stones or steel spreader plates to spread the end reaction from the beam to an acceptable level so the supporting masonry below is not crushed. Newly designed timber floor joists are then fitted between the steel beams to form the new structural floor. Depending on the spans involved the floor joists are usually around 47 x 220mm and are spaced at 400mm centres. If the central wall is a structural spine wall as is often the case this wall can be utilised to reduce the spans of the floor joists thus reducing the timber section size required to safely carry the floor loads.
